Property Listing Requirements - Our Websites

No Commission Listing - Property for Sale or Rent:

The property will be advertised with full information and pictures during 6 months and in all of our websites (see list below). You will be notified to your email about potential clients for your property and you take care of the customers to close the deal.

• No commission to the agency.
• No contract to be signed.
• Available for properties all over Costa Rica.
• Cost of the ad: $14.95 USD - 6 months advertising
  You may pay by Credit Card Online or Bank Deposit after you have approved your ad.

Non Exclusive Listing - Property for Sale*

• NON Exclusive. The seller retains the right to employ as many agents as brokers.
• Term. The property will be advertised for as long as the owner wants or untill it sells.
• Comission. If we find a buyer for the property: 6-8% depending on the property location and value.
• Advertising. Fully bilingual property information in www.chirripobienesraices.com, www.chirriporealty.com, www.terracostarica.com, www.1costaricarealty.com, www.brcostarica.com, www.costarica-rentals.com and local magazines.
• Customer Service. We take care of receiving calls and emails from interested parties, We will give free transportation to all interested qualified prospects to see the property and counselling during the closing of the sale.

Hire us as the EXCLUSIVE AGENCY ** and you’ll also get:

• MLS - CCCBR. Property info spread among 1000 agencies in the Costa Rican Chamber of Realtors MLS.
• Social Media. Property advertising on Twitter, Facebook and Blogger.
• Property Inspection. Including

1. Images. Digital pictures, video and confirmation of the Info provided.
2. Property Sign. Eye-catching ’ For Sale’ sign placed at the property.
3. GPS Location. Geo location of the property in the GPS system to be used in Google Maps®.

* Cost of property inspection with the Non-Exclusive Listing: Varies according to location of the property within our agency.

* Non Exclusive Listing Start-up fee: $20 US dollars (First time only and counts against any commission)

** Exclusive Agency Agreement Start-up fee has to be defined depending on the responsibilities and term.

** With the Agency Exclusive the owner has the right to sell to a direct customer and pay a 1% compensation to our Agency.

• Term. When the property is vacant and Until Rented !!! (over and over again)
• Comission. CBR propitiates the rent: See chart #1. If you find a renter there is no commission.
• Advertising. Fully bilingual property information in www.chirripobienesraices.com, www.chirriporealty.com, www.terracostarica.com, www.1costaricarealty.com, www.brcostarica.com, www.costarica-rentals.com and local magazines.
• Customer Service. We take care of receiving calls and emails from interested parties, We will give free transportation to all interested qualified prospects to see the property and counselling during the closing of the sale.

* Cost of inscription: $20 US dollars (You pay only the first time for registration purposes)

* Cost of property inspection with Open Listing varies according to location of the property within our agency.

Listing Property Requirements

• Copy of the id of the seller (send later by email, fax or mail).
• Copy of the survey plan or the plot / master plan of the development (send later by email, fax or mail) or at least the number to verify existance of the real estate.
• Up to 25 photos, in JPG format, maximum 800x600 pixels.
• Fill out our Listing Information Form.

We will retrieve all legal information and once we have the ad ready we will look for your approval. At that point you will be given the deposit information to pay for the ad and sign the contract according to the listing package.
