Big ocean view "mirador" located just a 5 minute walk from the house.

Separate upstairs, downstairs and separate entrances. Caretaker on adjacent lot.

On-site services include: Spanish conversation lessons, laundry service, Spanish-speaking guided tours of Preserve, excursion recommendations.

Guests are advised that a 4-wd vehicle is recommended to traverse the entry road. However, visitors can walk to the beach in 15 minutes and walk from there to Dominical in about another 20 minutes or hire a 4-wd taxi. Limited internet access. Rental of several houses at this location can accommodate large groups.

It is available by the day (3 day min), the week, and the month.

The nightly rate is between $90-$175, depending on the season.

Some comments from the seller:

"income from rentals on the house were $14,125 in 2015, and expenses were less, primarily advertising ($2,412), Supplies, repairs, and improvements: ($2,642) and utilities ($2,361). Utilities would be much lower except that guests tend to leave the bedroom doors open resulting in the air conditioning running constantly during their stay. Property taxes are only $627, and that is with the full declaration of the property value when I bought it. Of course I also contribute about $7K yr. to the Rain Forest Preserve, but that is tax deductible.

I also pay myself interest from that corporation on the loan purchase, and the loan itself is considered a tax deductible investment loan. So with all the tax breaks I tend to come out a little ahead on the property. I think if someone wanted to more actively managing it, or rent out the downstairs or tent platform while they live upstairs, it would be an outstanding investment.

Unlike many Costa Rican neighborhoods, ours is relatively friendly and cooperative. Canopy Vista also has a trustworthy management team right next door with Edwin & Sadie, and repairs are made between Edwin and Johnny Diaz immediately and inexpensively, (unlike in the US). My bookkeeper Janet Abarca handles all of my expense payments for a very small fee, so remote management for the past 6 years has been incredibly easy." Kathleen C.
